Are electronic signatures legal for mortgage documents?
Yes. Under the federal ESIGN Act (15 U.S.C. § 7001), electronic signatures are legally binding for most mortgage documents. The CFPB has confirmed that Loan Estimates and Closing Disclosures may be provided electronically when borrowers consent to e-delivery under the E-SIGN Act. Zignature captures consent, records delivery timestamps, and generates a Certificate of Completion for every document.
How does the 3-day CD waiting period work with Zignature?
Zignature records the exact timestamp when the borrower receives the Closing Disclosure link. The dashboard then counts 3 business days forward (excluding federal holidays) and shows you the earliest permissible consummation date. You receive a notification when you're clear to close — no spreadsheet math required.
Can I connect Zignature to my LOS (Encompass, Byte, Calyx)?
